Commentary on the launch of Thomson Reserve

THOMSON RESERVE COULD REIGNITE INTEREST IN
BISHAN-THOMSON PROPERTY MARKET AFTER EIGHT-YEAR LAUNCH GAP

Strong launch-day demand highlights pent-up interest in established
residential neighbourhood, with potential spillover benefits for nearby resale developments

1. Thomson Reserve had a strong launch day, selling over 90% of its 1,268 residential units. The healthy take-up highlights continued demand for new private homes in established neighbourhoods, particularly where supply has been limited. The strong sales performance of Thomson Reserve could renew interest in the wider Bishan-Thomson private residential market, following an eight-year gap in new large-scale condominium launches in the area.

2. Developed by UOL Group, Singapore Land Group and CapitaLand Development, Thomson Reserve is located on the former Thomson View site along Upper Thomson Road. Its launch marks the return of a major private residential development to the Bishan-Thomson neighbourhood after nearly eight years. The last major 99-year leasehold condominium launch in the immediate Bishan Planning Area was JadeScape in 2018.

3. Commenting on the booking-day results, Marcus Chu, Chief Executive Officer, ERA Singapore, said, “Thomson Reserve's strong booking-day sales show that demand for new homes in established neighbourhoods remains strong, particularly where new supply has been limited for years.

4. “What makes this launch significant is that buyers are not just purchasing a new condominium. Many are also buying the opportunity to remain in a familiar neighbourhood, close to their families, schools and the amenities they have grown accustomed to. After an eight-year gap, Thomson Reserve is tapping into this pent-up demand that has had very few large-scale opportunities to be fulfilled.”

Potential spillover demand for nearby resale developments

5. Beyond the primary market, Thomson Reserve could also have a positive spillover effect on the surrounding resale market. Buyers who are drawn to the Bishan-Thomson area may also turn to existing condominiums nearby, bringing renewed attention to resale developments, particularly those offering comparable locational advantages and established residential environments.

6. In 2025, JadeScape accounted for approximately 31.4% of resale transactions among private residential developments in Bishan, reflecting its relatively active resale market. Its median resale price per square foot also increased by 5.6% between 2023 and 2026, highlighting continued price growth over the period.

7. While resale performance will continue to depend on individual project attributes, unit characteristics and prevailing market conditions, the launch of Thomson Reserve could encourage more buyers to consider the wider neighbourhood and compare available options across both the primary and resale markets.

Diverse unit mix caters to different household needs

8. The development’s mix of two- to five-bedroom units caters to a broad range of household needs. Two-bedroom units, which account for approximately 56% of the development’s 1,268 units, could appeal to younger couples, singles seeking independent living near their parents, and smaller households looking to right-size. Larger three- to five-bedroom units are expected to appeal to families prioritising space and proximity to established schools such as Ai Tong School, Catholic High School, and CHIJ St. Nicholas Girls’ School.

Established amenities and proximity to nature underpin location appeal

9. Thomson Reserve’s elevated setting and surrounding greenery give selected higher-floor units the potential for expansive views of nature. Its proximity to Upper Thomson MRT Station, Thomson Plaza and established schools brings residents a rare blend of nature, connectivity and everyday convenience.

10. Commenting on the amenities and greenery, Chu added, “What makes the Upper Thomson and Bright Hill area particularly attractive is its combination of established amenities and proximity to nature. While views and facilities may influence individual preferences, connectivity, schools, and everyday convenience remain important to homeowners over the long term. Thomson Reserve is also in an atmospheric neighbourhood, similar to Serangoon Gardens and Holland Village. These fundamentals support the neighbourhood's enduring residential appeal.”
